Masterplan study

Habiter Autrement was commissioned by the city of Paris to study a 36 ha redevelopment area in northwest Paris, along busy railroad tracks serving St Lazare station. The vast brief comprised housing, infrastructure, commercial and public facilities, offices and a park. Habiter Autrement proposed locating the principle built mass to the northeast of the site, making it a continuation of the existing neighbourhood and allowing for a 10 ha park between it and the open railroad area. Sporting fields are located in the park, near four new green ‘fingers’ reaching over the railroad tracks towards the neighbourhood on the opposite side.

A 167 m tower will be built at the northwest end of the site. To accompany this vertical landmark, the masterplan proposes changing building heights: connected mini-towers of 25 m (the same height as the average Haussmannien block) are at the southeast a 60 m mixed-use tower with a panoramic rooftop restaurant is near the new tower. The southern-orientated roofs will house solar panels and the park will be used for geothermal heating both are being planned in collaboration with Transsolar climate engineering. The housing blocks have southern-orientated stepped terraces the park’s greenery thus appears to be ‘folding up’ the buildings, while each apartment gets a view of the new park, which extends 2.5 km in a promenade and bicycle lane all the way to the Seine.
